CitySquare reclaims city streets

Boston-based Berkeley Investments is teaming with Greenwich, Conn.-based Starwood Capital to reclaim the Worcester, Mass., downtown. The partnership is redeveloping the Worcester Common Outlets, a 517,000-square-foot, enclosed regional mall. When it was built in 1994, Worcester Common Outlets eliminated and covered several streets in the downtown, severing the city’s north side from its core. Worcester Renaissance, the developer, will demolish the existing mall and then use the space to re-establish four streets near their original locations. The new, 1.2 million-square-foot CitySquare will contain about 400,000 square feet of retail and entertainment space in mainly two-story buildings, plus office and residential space, says the developer. Worcester Renaissance says it expects to begin work during the fourth quarter and open the first phase by 2008.

They would rather be shopping

Several developers in New England are turning an industrial and office property in Burlington, Mass., into a 190,000-square-foot lifestyle center — in a market where a roughly 35 percent office vacancy rate has clouded leasing prospects. The partnership, Framingham, Mass.-based Patriot Partners, hopes to break ground on the project, called Wayside Commons, this month for a completion next July, says Stephen Rice, a Patriot principal. Though Wayside Commons will be just a mile and a half away from the Burlington (Mass.) Mall, local demand for more retail space is strong, says Rice.

Taubman to open Stamford Town Center to downtown

Taubman Centers says it plans to renovate the 855,000-square-foot Stamford (Conn.) Town Center, by converting an enclosed, 160,000-square-foot pad once occupied by a Filene’s department store into an open space with small shops. The change will open the center onto one of the city’s busiest intersections, undoing its fortresslike design. Taubman expects to begin work sometime next year for a completion the year after.

Plymouth, Mass., community center gets finishing touches

New England Development, Newton, Mass., is adding retail space to the Shops at 5, the last phase of development for this neighborhood and community center the firm opened late last year in Plymouth, Mass. The Shops at 5 is a 70-acre assemblage of five retail parcels totaling about 475,000 square feet of shopping space. BJ’s Wholesale Club, Kohl’s, Panera Bread Co,, Pier 1 Imports, Pizzeria Uno and T.J. Maxx n’ More are among the project’s 26 tenants. New England Development says it expects to complete the portion sometime later this year.

Trademark Property Co. plans more Market Street projects

The Trademark Property Co., Fort Worth, Texas, which initiated its Market Street mixed-use development concept at The Woodlands (Texas), plans to build two more mixed-use centers. The 50-acre Market Street — Lewisville (Texas), just off Interstate 35, will contain about 425,000 square feet of retail, approximately 30,000 square feet of offices and 200 residential units. The other project, the 600,000-square-foot Market Street — Montgomery, on 50 acres in Allen, Texas, will also contain 200 residential units, as well as 350,000-square-feet of retail and 50,000 square feet of offices. Both projects are slated to open in 2007. The firm calls its line of mixed-use projects Market Street because the various uses are built around a central public gathering place, with water features and public art.
