IRVINE SPECTRUM TO EXPAND

The Irvine Co. is opening an additional 320,000 square feet at its Irvine (Calif.) Spectrum Center. Most of the addition to the currently entertainment-based center will be retail, including a 140,000-square-foot Robinsons-May department store. Irvine Co., based in Newport Beach, Calif., also plans to add 50 retail stores. This is the third phase of development for the Spectrum, which opened in 1995 and currently stands at 500,000 square feet. Earlier phases included upscale chain restaurants, a Barnes & Noble and a 21-screen Edwards IMAX 3D theater.

SANTA MONICA PLACE MAY BECOME OPEN-AIR DISTRICT

The Macerich Co. is considering converting the 450,000-square-foot Santa Monica (Calif.) Place, a regional mall, into an open-air district with street-level shops plus office and residential space, reports the Los Angeles Times. Construction wouldn’t start for two years. Ultimately, city officials and Macerich want to improve the flow of pedestrians between the Promenade, the Santa Monica Pier and the soon-to-be-revamped Civic Center, which lie to the mall’s south and west. At present the mall, anchored by Macy’s and Robinsons-May, sits awkwardly amidst all those elements, blocking full circulation between them, city officials say.

REGENCY, CIVIC PARTNERS TEAM UP FOR VISTA PROJECT

Jacksonville, Fla.-based Regency Centers Corp. will provide $34 million in financing for a Vista, Calif., open-air retail and entertainment center, and will co-develop it with Civic Partners, Newport Beach, Calif. The 37-acre site will feature shops, restaurants and a Krikorian movie theater. A 160,000-square-foot Lowe’s Home Improvement store is scheduled to go up near the site by early 2003. The project’s first phase will encompass about 135,000 square feet of space and includes the cinema, a Staples store and such restaurants as Subway Sandwiches and La Salsa. The second phase, comprising 83,000 square feet, will include additional retail and restaurants.

DBI RENOVATING TRIANGLE SQUARE

DBI Asset Management is renovating Triangle Square, a Costa Mesa, Calif., open-air retail and entertainment center. The Carlsbad, Calif.-based company is hoping to attract retailers to complement such existing tenants as Barnes & Noble, Gap, General Nutrition Centers and North Face. An upper-level food court area will be converted into destination theme restaurants and entertainment venues to better complement an existing eight-screen Edwards theater and Yard House restaurant. Triangle Square’s renovation and remerchandising is scheduled for completion by the fourth quarter of this year.

EMPIRE COMMERCIAL STARTS WORK ON NEIGHBORHOOD CENTER

Ontario, Calif.-based Empire Commercial Real Estate in June broke ground on The Village at Eagle Glen, Corona, Calif., a 100,000-square-foot neighborhood center. The center will be anchored by a 43,000-square-foot, large format State Bros. supermarket. Skylights will brighten the space with natural light as well as conserve energy. The center will also feature a drugstore, restaurants and other retail. The opening is scheduled for the spring. The newly formed Empire Commercial has four other neighborhood center projects on tap for California: The Retreat, Corona, at 72,000 square feet; the 124,000-square-foot Sierra Crossroads, Fontana; the 100,000-square-foot Lakeside Terrace, Moreno Valley; and the 100,000-square-foot Norco, in Norco, Calif.

DOWNTOWN SAN JOSE PARKING LOTS TO GET MIXED-USE MAKEOVER

San Jose Land Co. plans to turn nine acres of parking lots in downtown San Jose, Calif., into a 1.2 million-square-foot mixed-use development. The company recently submitted plans to city officials for development rights on several high-rise parking lots near the Compaq Center at San Jose, a sports arena. Plans call for a 325-unit residential complex and three commercial towers, between 10 and 14 stories high, which will be built overlooking the Guadalupe River. City officials say they are unlikely to decide on granting the approvals before mid-2003.

VONS PLANS MIXED-USE CENTER

Vons, an Arcadia, Calif., supermarket chain, is planning a 138,250-square-foot, mixed-use, retail and medical center in San Diego. Situated on 13 acres, the project will comprise 10 buildings, with a 55,000-square-foot Vons grocery store, an additional 25,000 square feet of retail space and three pads totaling 11,000 square feet. The center will also include a 45,000-square-foot, two-story family medical center and a 2,000-square-foot community room.

CROWN BUYS OCEANSIDE PROPERTY

Crown Realty & Development has bought the 88,000-square-foot Oceanside (Calif.) Town and Country Shopping Center for $6.2 million. The Irvine, Calif.-based development firm plans to renovate the project over the next three years, renaming it Oceanside Crossing. A Vons grocery store and a Longs drugstore will anchor the center.
